Delicias: A Custom Home Build in Rancho Santa Fe

Delicias is a 4,800 SF Moditerranean-style custom home in the heart of the Rancho Santa Fe Covenant, completed in 2021. The build paired a 3,600 SF main house with an attached 1,200 SF guest house designed to function either as a private retreat for family or as a fully legal rental unit with its own kitchen.

The biggest challenge on this project came early. The lot sits in the RSF village at 5,472 SF, which is compact for a build this size. Fitting 4,800 SF of structure within Rancho Santa Fe Covenant design restrictions took careful planning. The floor plan went through multiple iterations to satisfy both the homeowner's program and the Covenant's review standards, while still leaving usable outdoor space and clean sightlines from the street.

The finished home reads as a single integrated property rather than a main house with an addition. The guest house attaches to the main structure but operates independently, and the build includes a commercial-grade elevator, an oversized six-car garage, and Lutron RadioRA lighting with scene-based controls throughout. Materials run consistent across the home: wide-plank brushed French oak floors, quartz counters, Wolf and Sub-Zero appliances, and Baldwin hardware throughout.
