1. Locate

During the locate phase, we will be finding the perfect location for your client’s dream home. Our real estate team will provide you with a shortlist of options right for the project.

We will then perform due diligence on the property to reduce risk and identify challenges. This includes the creation of a Land Report, which contains a 28-point audit to ensure you have all the relevant information to proceed with confidence. This step will also inform land negotiation process.

 

2. Design

During the design phase, we will customize the home around all of your client’s must-haves. We will identify the home requirements and develop a thorough plan estimate to ensure we stay within the budget and on time. 

There are many options when designing a home, and your clients don’t always need an Architect. We will help develop a strategy that fits your needs.

What If my client already has land?

Does my client need an architect?

Architects can be pricey and may not be necessary for your project. In fact, one of the biggest issues that our clients have faced in the past was going to an architect to design their home without having a builder present. They are left with plans that are beyond the cost and scope of the endeavor, and ultimately worthless. We will design an approach that meets the needs of our clients and help them realize value where possible.

Can my client afford to build a home?

If you have an overall project budget above $1M, a new Buildable home is within reach. Land prices vary from city to city, but build prices do not. We are confident that we can find a balance between your ideal location, home size, and features. Typically, a Buildable custom home costs about 10-15% more than an existing home.
