Build a Custom Home
Your client defines their vision and budget. You get trained on how to pick great lots, we evaluate it before they're at risk, and we guide them through design, and build it. Average all-in budget: $1.4M to $1.5M.
This works for clients who know what they want and can't find it on the market. Instead of settling for a house that's 80% right, they get exactly what they want on the right lot in the right neighborhood.
Find and Renovate a Fixer-Upper
Most buyers overlook fixers because they don't know what the renovation will actually cost. We solve that. Before your client makes an offer, we walk the property with them and give them a real renovation cost assessment. No guessing, no surprises six months in.
We also handle renovation loan documentation during escrow, which most agents have never had help with. That alone removes a major friction point that kills fixer deals.
This works for clients with a budget of $1M or more who want to be in a specific neighborhood where move-in ready inventory doesn't exist or isn't worth the premium.

Our Custom Home Process

Step 1: Find Land
We will start by aligning on your vision and budget. Then, we partner with you to search for on-market and off-market properties. We conduct land tours, provide pre-due diligence, and help you negotiate for the lot. Once in contract, we complete a 26-point land report to ensure the lot is buildable and affordable to develop.

Step 2: Design Your Dream Home
Once the lot is secured, we begin the design phase by helping you choose a draftsman or architect based on your budget and requirements. As a licensed general contractor, Buildable will guide the design process, value-engineering to stay on budget and make informed decisions. We also handle engineering and tests to ensure everything is ready for permit submission and approval.

Step 3: Build It
Once the design is finalized and permits are approved, we move into the build phase. Buildable, as your general contractor, will oversee the entire construction process. We manage subcontractors, coordinate inspections, and keep you informed through our digital platform. Our goal is to ensure quality craftsmanship, stay on budget, and deliver a home that exceeds your expectations.

Step 1: Define Your Style and Budget
We will start by aligning on your remodel requirements, style, and materials to develop a renovation plan and target budget. This upfront planning helps us move quickly during escrow, creating estimates and the necessary documentation for securing a renovation loan when the property is identified. Buildable offers predefined styles for customization, or you can define your own.

Step 2: Find The Right Fixer
Once the home budget and renovation requirements are set, we will partner with you tol search for on-market and off-market properties that match your client’s vision and unlock value. These properties may not show well, but can offer significant potential. With our expertise, you can be confident in understanding the full scope of work needed. We will also assist in processing documentation, plans, and estimates for renovation loans if you choose that approach.

Once the remodel design is finalized and permits are approved, we move into the renovation phase. Buildable, as your general contractor, will oversee the entire remodeling process. How does the commission and referral work?
You receive a buyer's agent commission on the land or fixer purchase, plus a referral fee on the build. We'll walk you through the specifics on a call, since it can vary based on the structure of the project.
What's my role during the engagement?
You act as the buying agent on the land or fixer purchase. After that, we take the lead on the project. We keep you in the loop at key milestones and make sure your client feels well taken care of throughout. The experience reflects on both of us, and we treat it that way.
Does this work for fixer-uppers too?
Yes. The fixer path is a significant part of what we do. We get involved before the offer, not after, which is what makes it different from a typical renovation contractor relationship. If your client is considering a fixer in a neighborhood they love but can't find a move-in ready home in, this is worth a conversation.
How does the land search work when an agent is involved?
We partner with you on locating and curating land options and performing due diligence. You act as the buying agent and receive commission on the land purchase. We work together on the process and make sure your client feels guided the whole way through.
What if my client already has land or a fixer picked out?
Even better. We can pick up wherever they are in the process. If they have land, we start at design. If they've identified a fixer, we start with the pre-offer evaluation. Reach out and we'll talk through the specifics.
Does my client need an architect?
Not necessarily. Depending on the budget and scope, we may recommend an architect, an architectural designer, or a draftsman. One of the most common mistakes we see is clients hiring an architect before bringing a builder in, and ending up with plans that are over budget and can't be built as drawn. We prevent that by staying involved from the start.
Can my client afford to work with Buildable?
If the all-in budget is $1M or more, yes. That covers both the custom home path and the fixer-upper path. We'll help find the right balance between location, size, and features within that budget.
How long does the process take?
For a custom home, plan for approximately 24 months from engagement to move-in. For a fixer-upper renovation, the timeline is shorter, typically 2 to 18 months depending on the scope of the renovation and permitting requirements.
