1. Locate

During the locate phase, we will be finding the perfect location for your dream home. Our real estate team will provide you with a shortlist of options to consider for the project.

There are more properties than what you see on the web. Through Buildable’s proprietary Active Search process, we reach out to vacant landowners to create off-market opportunities. At any given time, we may have 5-10 of these Buildable exclusive lots.

Once in contract, we will perform due diligence on the property to reduce risk and identify challenges. This includes the creation of a Land Report, which contains a 26-point audit to ensure you have all the relevant information to proceed with confidence. This step will also inform the land negotiation process.

 

2. Design

During the design phase, we will customize the home around all of your must-haves. We will identify the home requirements and develop a thorough plan and estimate to ensure we stay on schedule and within the budget

There are many options when designing a home, and you don’t always need an Architect. We will help develop a strategy that fits your needs.

How are you different from other builders?

How does locating land work?

It starts with understanding your current and future needs to help our licensed real estate team locate and qualify land that’s both on and off the market. Once we find the right land options, we will get boots on the ground and review them in person. Next, we will provide building insights for the lot, including identifying access to utilities and potential improvements needed to build on your lot. These insights will be leveraged as you submit an offer to purchase the land. Once an offer is accepted, we will conduct full due diligence before your deposit is at risk.

Do I need an Architect?

An Architect can be a significant expense and may not be necessary for your project. One of the biggest issues our clients have faced in the past was going to an Architect to design their home without having a builder present or involved. This leaves the Architect with plans that are beyond the cost and scope of the endeavor, and ultimately worthless. We will design an approach that meets the needs of our clients and helps them realize value where possible — working with the right designer for the project’s goal. This includes requesting proposals from the right partners and helping you evaluate them.

Can I afford to work with Buildable?

If you have an overall project budget above $1M, a new Buildable home is within reach. Land prices vary from city to city, but build prices do not. Typically, a Buildable home costs about 10-15% more than purchasing an existing home — not much different considering that it’s customized to your exact specifications. We are confident that we can strike a balance between your ideal location, home size, and features.

What if I already have land?

How do I finance a Buildable home?

The construction loan process is similar to a traditional mortgage. You can put down 20%, apply for a loan, and pay interest only for the first year of the build. This loan can then transform into a traditional 30-year fixed-rate mortgage. You can learn more about financing here.

How long does it take to build a home?

The custom home build process timeline varies based on a number of factors, but we guide our customers with a timeframe of around 24 months from engagement initiation. There are plenty of ways to speed up this process and we can discuss your unique situation.
